Located 12 km south-east from Melbourne’s CBD with a population 14,271  (2006 Census).  2791 people under 15yrs, 9303 people between 15 and 65, and 2177 people over 65. Bentleigh has increased in popularity considerably over the last decade and the property market is one that generally holds up well in both soft and hard climates.  It’s boosted by the neighbouring suburbs of Caulfield South, McKinnon and Brighton East which have higher property values, and therefore captures the overspill of buyers who have been priced out.

It’s a lovely suburb for families with facilities well suited to this demographic.  There are numerous schools to choose from in the area, and park land is also a dominant feature.   Most of the residents are owner occupiers and the main housing type is detached dwellings.

The centre road shopping strip is the big attraction and highlight of the area for anyone passing through.  It has undergone numerous upgrades in recent years, and now boasts as one of the best shopping strips in the locality.  Cafes, restaurants, fashion stores, grocery shops, markets, antique shops – you name it, you can find it – along with the usual array of two dollar shops.

Bentleigh train station is located in the centre of the strip with a small car park which fills up by around 6am weekday mornings.  There is another train station a little further south on Patterson Road (amidst another small shopping strip) however the Zone 1 Bentleigh station is by far the most popular.

Part of the McKinnon High School Zone falls into Bentleigh. Therefore property prices for family homes inside the zone are inflated considerably compared to those outside of the zone.

The area is excellent for investment, and subdivisions are growing as the population expands.  Flats and high rise blocks aren’t abundant, however you’ll find a number close to the shopping strip and train stations. Due to the demographic, land is probably the best investment to concentrate on for solid capital growth – especially for those with plans to develop or subdivide.

There is a street festival once a year which is also popular with locals in neighbouring suburbs and therefore well sponsored by local businesses.

Transport – Bentleigh has two train stations – Bentleigh and Patterson station. Two bus services run down Centre Rd – 703, 701.

Shopping –Popular Centre Rd Shopping Strip (over 250 retail shops), Bentleigh falls in-between two major shopping centres – Southland Westfield in Cheltenham, and Chadstone shopping Centre

House Styles:

Typical housing is post war in style – often renovated. Art Deco houses are also common, as are Californian bungalows. Much of the land is now subdivided with new town houses and villas commonly found close to the main shopping centre. Parts of Bentleigh fall into the catchment area for McKinnon Secondary School where prices for family sized accommodation are much higher.
