Cheltenham is located approximatly 18km from Melbourne’s CBD and has a population of 19,526 (2006 census)

3255 people below 15 years, 12398 people between 15 and 65 years, and 3869 people 65 years and over. Housing is mostly detached and largely owner occupied. The suburb is popular with families due to the larger blocks of land and schools in the area.

Properties ‘beach side’ of Nepean Hwy are higher in price than those falling the opposite side.  South Land shopping centre attracts a large number of visitors particularly over the Christmas Period where side streets are taken over with parked cars.  Close to the bay, with well known Golf Courses and abundant park land – the area attracts a wide demographic and subsequently has good growth potential.

Most of the homes in Cheltenham are post war in style and located on fill sized blocks of land 600 sqm +. Town houses have become increasingly common and subdivisions increased as the population expands. Small villa units, 6 – 8 on a block, are also common with a few apartment blocks located closer to the station and shopping strip on Charman Rd.
