Located 15km South East of the CBD with a population of 30618 (2006 census). Wide, tree lined, heritage listed streets, with detached family homes on blocks of land 600sqm +, along with a good choice of schools attract families to the Mount Waverley area.  Mount Waverley Secondary College is one of the top rating Government schools in Melbourne, and house prices in the ‘zone’ come at a premium. The suburb is mostly owner occupied with a growing Asian population which is reflected in the retail landscape. Most properties in Mount Waverley are detached post-war brick veneer houses, which have gradually been updated or demolished and replaced with newer style properties as families have continued to populate the area. In the school zone subdivisions are popular with double story town houses the main property type of choice. The ageing population has ensured 2 bedroom villa ‘down-sizer’ properties have maintained competitive demand. Apartments are found closer toward the transport hubs and shopping districts.
