  Our Team

Ian James

Ian James - Director

Ian has been operating his own businesses for more than 25 years. During this time the self taught lessons of building the business, dealing with staff, suppliers, clients and economic woes have been invaluable. Ian is a fully licensed Real estate Agent, a member of the REIV and registered with the Business Licensing Authority.

Buying property is not just sticking up your hand and outbidding your rival. It is an emotional, fiscal and psychological decision that needs to be planned and well executed. Ian is usually involved in over three hundred property negotiations per year; ranging from the $250,000 first unit purchase for a young couple to multiple million dollar residential developments. Ian's business background and endless numbers of negotiations make him one of the industry's leading negotiators.

Ian is married with two adult children, living in Patterson Lakes. He is a keen fisherman when weather and business allows the time.

Courtney James - Buyer Advocate

Courtney James

Courtney has an advanced diploma in hospitality management and she also has Certificate IV in Business Studies (Real Estate). She is a fully licensed Real Estate Agent and an accredited Buyers Advocate with the REIV. She has already bought her first property and is on the lookout for her second. Courtney is a sensational asset to the JPP Team bringing a level of enthusiasm second to none. Her organisational skills are the envy of her peers. When not working, her interests include supporting the Collingwood Football Club, movies, and her lovable Ragdoll cat "Dax".

Justin Lilburne - Buyer Advocate

Justin's clients benefit from his excellent networking skills and ability to find off market properties. With nearly 10 years's experience in the industry he has worked as both a real estate agent and a buyer's advocate. The result is a well-rounded perspective of the industry and a greater understanding of client requirements. Being a fully Licensed Real Estate Agent with a straight forward approach, Justin's knowledge and experience helps him keep his finger on the pulse of Melbourne's real estate market.

Justin believes that our business success is built on service, satisfaction and results for our clients; and our client's success depends on our sound advice, strong commitment and negotiation expertise. We deliver results.

When not renovating Justin enjoys surfing, racquet ball and all things motor sport.

Samantha James - Buyer Advocate

Samantha James

Sam is married with 2 adult children. Her main role and skills lie in finding the property that others seem unable to find. She also enjoys the cut and thrust of auction bidding and her negotiation skills present the company with a number of options not involving the male ego. Sam's main non-work activities revolve around her family & friends.

Daniel James - Admin / Buyer Advocate

Daniel is an energetic and enthusiastic addition to the team. With a thorough background in retail sales he has recently completed the REIV Agent's Representative course. In his spare time he enjoys Ballroom and Latin dancing with his wife, Charlotte and has a wide variety of experience performing in front of an audience. He has recently purchased his first home.

Chris Thursfield - IT Manager and Researcher

Chris has a background in sales and the technical side of the computer industry. He has worked for a number of years as a front line sales person and therefore understands the pressure the Real Estate industry can bring to bear. He comes to JPP with a love for property and is looking forward to developing our systems to meet the ever changing requirements of our IT needs.

Chris's free time is spent with his interest of computers and anything electronic.

  Fees and Guarantees

How much do we cost?

Prior to starting we sit down with you, listen to what you want, and then clearly set out our fees in writing. They will vary depending on the service you want. Generally speaking, our fee will be between 1% and 2% plus GST of your estimated budget.

Our fees are fixed in advance - based either on your estimated budget (so as you have no thoughts we are encouraging you to pay a higher price for our own gain) or on the actual sale price (when you are not sure exactly what your budget will be).

Our minimum full service fee is $7000 plus GST.

Do I have to pay for our first meeting?

No.

Do we receive money from selling agents, mortgage brokers, solicitors or other third parties?

No. Never.

Do you work with Expats, Interstate, Overseas or Foreign buyers?

Yes.

We have a great deal of experience working for buyers from afar - in fact it is quite normal for us to never meet our interstate or overseas clients face-to-face. We understand issues like time zones, currency conversions, FIRB laws and Power of Attorney, and we have the resources on hand to overcome the unique problems that working from afar can present.

What's our guarantee?

Within 60 days of our authority date, if you are not completely happy with our service and we haven't yet made a purchase for you, then we will refund your engagement fee upon your request.

That is not a mis-print - Yes we are offering a money back guarantee.

We have no interest in any of the properties we recommend.

We are qualified and licensed by the REIV in the same way as selling agents, and operate under the same legislation. We just happen to work for the buyer rather than the seller.

These are the cornerstones of how we work and our promises to you. They are in writing, publicly available and we are totally committed to them.

  Your Privacy

We do not reveal the names of our clients to anybody (a) without their permission; or (b) unless it is in the normal course of signing contracts etc. or (c) as required by law.

All references on this site are genuine and were provided by clients who were happy to have their names revealed.

We are regularly involved in property purchases "off market" without any publicity or fanfare.

  Declarations, Conflicts & Risks

Owing to the amount of properties JPP Buyer Advocates purchases, there are plenty of times where conflict is possible. However we have always felt it's not the conflict itself, but how you handle it as being the real issue. This is how we handle conflicts.

Crystal Ball

We can never know exactly how a property will perform anytime in the future.

We make assumptions and educated guesses using historical data and extrapolate this forward.

It can be a conflict to receive money from a selling agent

Our solution We never receive any money from selling agents - ever.

It can be a conflict to receive money from a past client when they are selling

Our solution We never receive any money from past clients for selling. We do not sell.

If a current client is interested in buying the property of a past client, we would always act for the current client. The past client knows we will do this. There are benefits for our current clients in having many past clients. However to date, a current client has not bought a past client's property. We also declare to the current client that we know the seller (vendor) and have acted for them in the past.

It can be a conflict to be paid more if a client pays more when we are working for the client.

Our solution We can agree on a fixed fee at the start so as we can't be seen to be encouraging you to spend more for our benefit.

It can be a conflict to take on a new client for a specific property, when we already have a client looking at that specific property.

Our solution We don't take on the new client for that specific property where we have started a property report for an existing client.

It IS A CONFLICT where we have two clients who become interested in the same property. This does occasionally happen as we deal with a lot of investors and some of our owner occupier clients change their YOUR NEEDS profile. Our solution to this difficult issue is communication :

  • We would tell both parties

  • We would prepare the same Property Report in all aspects except YOUR NEEDS.

  • However we discuss no client details with other clients.

  • While we CANNOT encourage one party NOT to bid (e.g. have our own private auction to determine a winner), we can inform if one party is no longer interested.

In summary, we recognize there is conflict and this makes things difficult. There will almost always be competition on good property and on the rare occasion this happens within our company, we will be completely straight and inform you, so as you can make informed decisions.

Communication, one of the cornerstones of our company.
