Return to Stay at Home restrictions for metropolitan Melbourne and Mitchell Shire – UPDATE

Further to the information provided on Tuesday regarding the return to Stage three restrictions, we have received some further clarification regarding property inspections.

Residential property for sale or lease located in a Restricted Area
All inspections are to be held by private appointment only. Residents of both restricted and regional Victoria may attend via private appointment. This has now been confirmed. Please note:

  • Residents of the property being inspected should not be present, having left the premises for one of the 4 permitted reasons.
  • Inspection should be with one other person only i.e. the agent and one person at a time.
  • Strict social distancing measures must be in place.

Residential property for sale or lease is located in Regional Victoria (not restricted)
Opens for inspections for residents of the unrestricted area can continue with a limit of 20 people and social distancing requirements. No further changes required. Residents of restricted areas may also inspect but only by private appointment.

Clause 14 (3) “A real estate agent must not organise an inspection by members of the public whose principal place of residence is in a Restricted Area of a residential property during the restricted activity period for the purposes of a prospective sale or rental of the property, other than by private appointment, such private appointment to comply with the restrictions on public gatherings in the Stay at Home Directions (Restricted Areas).

Rules for auctions remain the same as advised earlier, i.e. online only for restricted areas while the 20 person limit will apply in the rest of Victoria. Residents of restricted areas can only participate online.
